What to expect when renovating...

So you've done your research, spoken to contractors, looked at fixtures and fittings, sought as much advice as you can and decided it's full steam ahead....What can you expect with your renovation from here?
Get the right advice and combine it with the following few pointers and you can expect a smooth rewarding experience for your renovation.

First thing - know what you want. Be sure of what you want to achieve and know in your mind what it is going to look like. Know where things go and be sure you convey that to your contractor. Look through magazines and get a scrap book together of what you want to achieve and what it will look like. This will eliminate confusion between you, your builder and other trades. You can be assured of achieving your desired result if everyone involved can see your ideas before hand.

Attention to the following items will make everyone's life much easier and help the renovation to flow:
  • Protect your valuables by moving them out of the building zone or packing them away where they are out of everyone's way.
  • Clear the area being renovated and designate a suitable space for drop down and storage of materials.
  • Communicate clearly with your contractor. Discuss and document time lines so you will know when to expect completion of various stages. 
  • Designate an area to leave notices if you're not home so you can communicate instructions back and forth with your builder and ensure your builder has your current contact details at all times.
  • If you're staying in the house don't expect sleep ins. Do expect dust, noise and people everywhere. Expect limitations on where you can be in your home - it is now a work site and work site rules and safety issues apply.

Home renovations are intrusive, especially if you are living in your home while work is being done. There will be times when power and water is not available. Expect this and have a plan in place for such occasions. Good communication with your builder will ensure that the impact of these events is minimal. This is especially important when renovating your kitchen or bathroom so plan for alternative cooking and cleaning arrangements during these periods. 

Another thing to remember is when ordering items which are discontinued like tiles, order an extra box or two in case of breakages during the renovation. There's nothing worse than discovering a chipped tile down the track and not having a replacement.

At the end of the day knowing what to expect can make your renovation experience a whole lot happier. It means fewer surprises for you and a happier crew all round. This can only be a good thing for everyone concerned. There most likely will be unexpected delays or little surprises along the way, but keep a smile on your face and know that when it's all said and done, your dream home will be waiting at the other end of the process.
